In short
How do you sell your house quickly to a house buyer during a divorce?
You request an offer without obligation, after which a house buyer views and values the property. If you accept the firm offer, the compromise follows, and then the notarial deed. Expect a few days to weeks until the compromise, and up to four months until the deed, as that is the legal term.
When selling to a house buyer, you go through the same legal steps as in a regular sale: request, viewing and valuation, a firm offer, acceptance, signing the compromise, and finally the notarial deed. The difference lies mainly in speed. A house buyer typically makes a firm offer within a few days and does not depend on a buyer who still needs to obtain a loan, which reduces uncertainty between the compromise and the deed.
Legally, your protection remains unchanged: the compromise and the deed must be signed by both (ex-)partners, and the deed is executed within the legal term of maximum four months after the compromise. Only at that deed does ownership transfer, and a joint loan is settled with the sale proceeds. We are a neutral comparator and do not buy homes ourselves; through our free comparator, you can compare different house buyers side by side.
