The calculators work in your browser. What you enter there is not sent to our server and is not stored. If you accepted statistics, Microsoft Clarity can, however, record where you click and what is on your screen, including in the calculators.
In the free offer form, you give details about your property and your situation: the type of property, the address or municipality, the reason for the sale, when you want to sell, who owns the property and, if you wish, extra information. You also enter your name and phone number, and, if you wish, your email address. The type of property, the address or municipality, your name, your phone number and the tick box are needed to send the form.
With your consent, we pass your request on to Vlotweg, a property buyer. Vlotweg handles your request and contacts you. What Vlotweg does with your data is set out in the Vlotweg privacy statement (in Dutch).
We also keep your request ourselves and receive a notification of it. If you gave your email address, we send you a confirmation by email. We receive a copy of it ourselves.
In the comparison tool, you choose one or more buyers yourself. You enter your first name and last name, your email address or phone number (at least one of the two), your municipality and, if you wish, a message.
With your consent, we send your request by email to the buyers you chose. We only send it to an email address that the buyer has confirmed with us or that we have checked ourselves. If neither has happened yet, the buyer first receives an email without your details, asking them to confirm the address. Your request then waits for at most 14 days. If the buyer does not confirm in time and we do not check the address ourselves within that period either, they do not receive your request and we delete the email that was waiting for them.
A buyer who receives your request uses your details to make you an offer and to contact you. What a buyer does with your data beyond that is set out in their own privacy statement. Vlotweg is also listed in the comparison tool. If you choose Vlotweg, Vlotweg receives your request in the same way. Are you a buyer listed on this site? The details on your page come from public sources, such as your own website, or from you. We use your email address to send you requests from visitors, and in the first request we may invite you to become a partner. Before we send the first request to that address, we ask you to confirm it, or we check it ourselves. If you do not want us to use your address in this way, email info@varamedia.be. To show your page and use your address, we rely on our legitimate interest (Article 6(1)(f) GDPR): offering a comparison of buyers and making sure requests reach the right buyer.
We also keep your request ourselves and receive a notification of it. If you gave your email address, we send you a confirmation by email. We receive a copy of it ourselves. On a buyer's page, you can also suggest a change to that listing, or ask us to remove the listing or photos. To do so, you enter your name and email address and, if you wish, your phone number, who you are (owner, employee or other), a message, the company details you suggest and photos. If you ask for a removal, your phone number and the reason are required. We keep that request in our database and the photos in our storage at Supabase, and we do not delete them automatically. We receive a notification with all of these details by email. To keep and handle such a request, we rely on our legitimate interest (Article 6(1)(f) GDPR): keeping the listings correct.
With your consent, Huisverkoop bij Scheiding uses Google Analytics, Google Ads and Microsoft Clarity, all three through Google Tag Manager. Google Analytics shows how visitors use the site, for example which pages they view and whether they send a request, click a phone number or go to the Vlotweg website. Google Ads measures whether a visit that came in through an ad on Google leads to a request, a click on a phone number or a click to the Vlotweg website. Clarity records, among other things, where visitors click and can make recordings of this. You give your consent in the cookie notice. Without your consent, Google Tag Manager, Google Analytics, Google Ads and Microsoft Clarity do not load. The video on the Vlotweg page comes from YouTube, a Google service, and only loads when you click it. Google then sees your IP address, and YouTube stores data in your browser's storage.
In Google Analytics, data sharing with Google is switched on. Google can therefore also use your visit data to improve its own products and services. For that use, Google says it is a controller in its own right. Google Analytics deletes most individual events, such as a page view, after 2 months. Records of a submitted request, a click on a phone number or a click to the Vlotweg website are kept for 14 months, as is data about visitors. For data about visitors, that 14-month period starts again with every new activity on the site. Aggregated figures in the standard reports are kept, however.
For Microsoft Clarity, Varamedia BV and Microsoft are each a controller in their own right, according to Microsoft's terms. Under those terms, Microsoft may also use the data that Clarity collects for its own purposes, including to improve its products and to build user profiles, also for advertising. You can read more in the Microsoft privacy statement. According to Microsoft, Clarity recordings are kept for 30 days, and for up to 9 months for recordings saved as favourites or included in a random sample.
You can change your choice at any time through Cookie settings at the bottom of every page. The cookies involved are described in our cookie policy.
A buyer's page shows a small map from Mapbox. Your browser loads that map directly from Mapbox, even without your consent. Mapbox sees your IP address when it does.
The home page, the Compare buyers page and the regional pages also have an interactive map. If you gave your consent in the cookie notice, that Mapbox map loads straight away. Without your consent, you first see a simple map without Mapbox, and the Mapbox map only loads when you click Load the interactive map. As soon as that map loads, Mapbox sees your IP address and the part of the map you are viewing (including the area around you if you use the location button on the map), and receives messages about loading the map that contain a unique code. In your browser's storage, the map keeps that code, data about your use of the map and a copy of the map tiles it has already loaded. If you gave your consent in the cookie notice and type something in the comparison tool's search field for which the list finds no buyer, for example a small municipality or a postcode, your browser asks Mapbox where that place is. Mapbox then receives that search term and your IP address, even if the map has not loaded. Without your consent, this does not happen.
What Mapbox does with your data is set out in the Mapbox privacy policy.
The website counts how often each page is viewed. When you leave a page, your browser also tells us how long you were there, how far you scrolled, how often you clicked and how you arrived, for example through a search engine or a link on another website. We only keep totals per page and per day. To avoid counting a page twice when you reload it, and to limit misuse, the server briefly keeps a code derived from your IP address. That code is deleted automatically after about an hour. The counts themselves contain no data about you.
With every visit, Vercel and Supabase keep technical logs, for the operation and security of the website. Your browser loads the logo and the buyers' photos from Supabase storage, through the Cloudflare network. Supabase and Cloudflare see your IP address when it does.
To pass your request on to Vlotweg or to the buyers you chose, we rely on your consent (Article 6(1)(a) GDPR), which you give with the tick box under the form. Keeping your request ourselves, emailing you a confirmation and receiving a notification is based on our legitimate interest (Article 6(1)(f) GDPR): handling your request properly and being able to show that you gave your consent.
For Google Analytics, Google Ads and Microsoft Clarity, we also rely on your consent, which you give in the cookie notice. For the interactive Mapbox map, we rely on your consent in the cookie notice or on your click on Load the interactive map. For looking up a place with Mapbox, we rely on your consent in the cookie notice, and for the YouTube video on your click on that video.
You can withdraw any consent at any time. What we did with your consent before you withdrew it remains lawful.
For the small map on a buyer's page, counting visits, the code derived from your IP address and the technical logs, we rely on our legitimate interest (Article 6(1)(f) GDPR): running and securing the website, showing where a buyer is based, counting visits correctly and seeing how the pages are used.

Vercel, Supabase, Cloudflare, Brevo, Google, Microsoft and Mapbox may also process data outside the European Economic Area, for example in the United States. For Vercel, Supabase, Cloudflare and Brevo, that transfer is based on the European Commission's standard contractual clauses or on an adequacy decision of the Commission, as set out in the data processing agreements of Vercel, Supabase and Brevo. Google and Mapbox rely on the EU-US Data Privacy Framework for this. For Microsoft Clarity, standard contractual clauses apply between Microsoft Ireland and Microsoft Corporation in the United States. You can request a copy of the agreements with Vercel, Supabase and Brevo through info@varamedia.be.
