A reliable buyer is a registered Belgian company with a valid KBO and VAT number, gives you a fixed and written offer without a financing condition, never asks you for an advance payment, and arranges the sale through a recognized notary. Anyone who pressures you, is vague about their margin, or lowers their offer at signing belongs in the category you should stay away from.
